The Quaint Suburb Of Ghatkopar Is Slowly Transforming Into A Well-Developed Residential Destination By Harry, Section Project Profiles ![]() Gradual transition: The central suburb of Mumbai, Ghatkopar, has transformed tremendously to become one of the richest suburbs in Mumbai. Primarily an old fashioned village in 1920’s-30’s, the suburb is now bustling with activity. Connected with just one principal road - the Agra Mumbai road - to the main city, Ghatkopar has steadily caught pace with developments in other parts of the city. The suburb is mainly inhabited by residential and retail projects. Within Ghatkopar are Ghatkopar (W) and Ghatkopar (E), Garodia Nagar, a large development developed by (and on land owned by) the Garodia family, Pant Nagar, and Rajawadi encompassing a major population of the area. The area enjoys a strategic location and provides easy access to both Western and Central Railway lines. Development is in full swing here with many retail outlets, shopping complexes, malls and entertainment places coming up. Odeon in Ghatkopar (E), Uday and Shreyas in Ghatkopar (W) are some theatres here. Besides, it has a plethora of good places to shop right from the landmark Shoppers Stop to many small shopping centres such as Jayantvilla, Shree Krupa, that are avid crowdpullers. The area has also developed good educational facilities, modern hospitals and entertainment options for the residents. The well-known private elementary schools in Ghatkopar include North Bombay Welfare Society High School, Fatima High School, Gurukul High School, Garodia High School, Ramji Assar High Schools with coveted colleges like, the Somaiya family of colleges (Arts, Science, Management, Engineering and Medicine). R Ramanathan, a resident of Ghatkopar (W), says, “I have been living here for the last 35 years. Initially there was no development here. There were no proper approach roads. Also there were not too many builders and people built private houses of their own. “We first introduced our projects in 2006 when there were hardly any developers here and even fewer industrial galas. Today, the area has a good market, banks, eateries, malls that have made the area very vibrant and lively. The residential market too is good with professionals, double income buyers opting for residence here. The Jogeshwari link road and the Mumbai Metro rail on its way, further makes it an advantageous residential option,” says Jayant Gehi, GM (marketing), Mayfair Housing. They have two projects, namely Mayfair Symphony Springs and Mayfair Sonata on the Ghatkopar-Vikhroli road.
Fast and rapid development has eventually led to the development of many commercial activities in Ghatkopar. Along with commercial offices, Ghatkopar has many production studios nearby. In addition, the Versova-Andheri-Ghatkopar Metro Rail coming up here has perked up property rates here. Along with residential property, Ghatkopar is also gaining prominence on the commercial front. The main commercial centres are Raheja Plaza, Bhaveshwar Plaza and Presidential Plaza, to name a few. “There are many new residential projects coming up in this area. The current residential rate in this area is around Rs 6000 to 8000/- as compared to Rs 3000 to Rs 5000/- a few years before. Since a wide range of projects are offered by the builders, a mixed set of buyers are investing in property here. Being a centrally located suburb, the area has good rail and bus connectivity. However, the infrastructure is old in terms of road development. It causes traffic problems in the internal areas of the city,” says Mayur Shah of Manher P Shah Realtors. The growth has also led to a real estate spurt in the city. Projects by many reputed builders are on the anvil further leading to the expansion of the city. Skyline Group has its luxurious residential project Skyline Oasis and Skyline Epitome, a business park in Ghatkopar. Orchard Residency by Runwal Group and Runwal’s ‘R city’ mall is another good destination for the people to shop, entertain and spend leisure hours. Kalpataru Limited too is coming up with its residential complex Kalpataru Aura in Ghatkopar. Narendra Lodha, Sr. Vice President, Sales, Kalpataru Limited, says, “Ghatkopar is considered as a strategically located destination due to its close proximity to Jogeshwari Vikhroli Link Road, Metro Rail, Powai, international airport and the Eastern Express Highway. Assessing the future potential and the standard of living of the residents, we launched our project Kalpataru Aura in 2006 in two phases. Phase I has been launched for sale and possession will be as per schedule. Spread over 13.5 acres offering 2BHK and E3 homes it is equipped with innovative and luxurious features such that it is surely to change the skyline.”
Ashok Kumar, Cresa Partners, agrees the suburb is on its way to developing into a self-sufficient destination providing almost everything for a decent dwelling. Updated roads, flyovers, large township projects coming up and a trend of corporate clients have changed the status of Ghatkopar as compared to a decade ago. |
